Disclosures

What this site is, what it is not, and where the numbers come from. An asterisk (*) elsewhere on the site points back to the statements in the "Estimates only" and "Market rates" sections below.

Who is behind this site

ZeroToKeys is operated by Sinjo Thomas, Loan Officer, NMLS #2680792, who originates loans through C2 Financial Corporation, NMLS #135622. ZeroToKeys is a marketing and education site. It is not a separate lender, broker or legal entity.

Loans are offered through C2 Financial Corporation. The lender and the terms of a loan depend on the loan program and the borrower, and different lenders offer different rates and terms.

You can verify licensing for the loan officer on NMLS Consumer Access and for the company on NMLS Consumer Access.

Estimates only, not an offer

Everything on this site is for general information. Nothing here is a loan offer, a commitment to lend, a loan estimate, a pre-qualification or pre-approval, a rate lock, or an advertisement of specific loan terms. All loans are subject to credit approval, verification of income, assets and property, and underwriting. Not all applicants will qualify. Programs, rates, fees and terms can change without notice.

Market rates and data sources

The rates on this site are national market averages, not rates offered by C2 Financial Corporation or Sinjo Thomas. They are shown to explain where the market is and how it has moved.

Calculators and assumptions

Calculators compute results from the numbers you enter plus stated assumptions such as property tax, insurance and mortgage insurance rates. Those defaults are placeholders and vary by location and borrower. Results are estimates. They do not include every cost of buying, owning, selling or refinancing a home, and they do not account for taxes owed on a sale, special assessments, flood or other required insurance, or changes in rates and costs over time. Entered values stay in your browser. See the privacy notice.

Rates, APR and loan terms

If rates quoted by Sinjo Thomas or C2 Financial Corporation are shown on this site or in a flyer, they are for informational purposes only, are shown as of the stated date and time, and assume the stated conditions (for example loan amount, credit score, down payment, occupancy, discount points and term). Annual percentage rate (APR) reflects certain costs of credit in addition to the interest rate. Rates and APRs are not guaranteed until locked in writing. Adjustable-rate payments can change after the initial fixed period. Mortgage insurance may be required with less than 20% down. Interest-rate comparisons that involve paying points depend on how long you keep the loan.

Not tax, legal or financial advice

Nothing here is tax, legal, accounting or investment advice. Talk to a qualified professional about your situation. The author is not a lawyer, tax adviser or financial adviser.

Your choice of lender and real estate professionals

You are free to shop for a loan and are not required to use any particular lender, real estate agent, title company or other settlement service provider because of anything on this site. Neither Sinjo Thomas nor C2 Financial Corporation gives or accepts anything of value for referrals of settlement service business, as prohibited by Section 8 of the Real Estate Settlement Procedures Act (RESPA). Real estate professionals who share this site's tools or rate updates do so independently.

Equal Housing and fair lending

Equal Housing Opportunity. We do business in accordance with the Federal Fair Housing Act and the Equal Credit Opportunity Act. Credit decisions are not based on race, color, religion, national origin, sex, familial status, disability, age, marital status, receipt of public assistance income, or exercise of rights under consumer credit laws, and not on any other basis protected by law.

Federal rules also prohibit a loan officer from steering a consumer toward a loan because it pays the loan officer more, rather than because it fits the consumer's interest.

Licensing and state notices

Sinjo Thomas is licensed to originate residential mortgage loans in: Texas. This site is not an offer to make loans in any other state, and loans are not available in every state.

Some states require additional notices or complaint information. Those are provided where required, and in the loan documents.

Texas complaint and recovery fund information

Consumers wishing to file a complaint against a company or a residential mortgage loan originator should complete, sign and send a complaint form to the Texas Department of Savings and Mortgage Lending, 2601 North Lamar, Suite 201, Austin, Texas 78705. Complaint forms and instructions may be obtained from the department's website at www.sml.texas.gov. A toll-free consumer hotline is available at 1-877-276-5550.

The department maintains a recovery fund to make payments of certain actual out-of-pocket damages sustained by borrowers caused by acts of licensed residential mortgage loan originators. A written application for reimbursement from the recovery fund must be filed with and investigated by the department before a claim is paid. For more information, see www.sml.texas.gov.

FHA and government-backed loans

Mentions of FHA, VA or USDA loans on this site are general information only. Which programs are available depends on the lender, the property and the borrower. C2 Financial Corporation is not affiliated with or endorsed by HUD, the FHA, the VA, the USDA or any government agency.

VA loans

Information about VA-backed loans on this site is general and comes from the U.S. Department of Veterans Affairs. This site is not affiliated with, endorsed by or sponsored by the Department of Veterans Affairs or any government agency, and nothing here is a Certificate of Eligibility, a loan approval or a guarantee. VA decides eligibility. VA funding fees and rules can change. Lenders set rates, points and closing costs. Calculator results for VA loans are estimates only.

Loan program guides

The FHA, USDA, jumbo, self-employed, investor and reverse mortgage pages are general education, with facts taken from the official sources listed on each page. They are not an offer or an advertisement of a specific loan, rate or term. Program rules, limits and fees are set by the agencies and can change. Which programs are available, and on what terms, depends on the lender, the property, the borrower and Texas law, and approval is not assured. Reverse mortgages require counseling before application. Loans for investment property are for business purposes. This site is not affiliated with or endorsed by HUD, the FHA, the USDA, the VA or any government agency.

Advertising and rate information

This site and its flyers are general marketing and education. They show the loan officer's name and NMLS ID and the company's name and NMLS ID. They do not advertise a specific loan product, rate, APR, payment or other loan term offered by C2 Financial Corporation or Sinjo Thomas. Any rate or payment shown is either a national market average or a calculator example, and is labeled that way. If a specific rate or term is ever advertised, it will include the additional disclosures that federal rules (Regulation Z, 12 CFR 1026.24, and Regulation N, 12 CFR 1014) and state rules require. We do not claim to be a government agency, and we do not guarantee approval, a rate or savings.

Fraud, wire fraud, impersonation and phishing warning

Wire fraud. Criminals pretend to be lenders, title or escrow companies, and real estate agents, and send emails or texts with changed wire instructions near closing. Sinjo Thomas and C2 Financial Corporation will never ask you to send money, or change wire instructions, by email or text. Before you send any money, call the title or escrow company at a phone number you already know, or one from an independent source. Do not use a number or link from the message asking for the money. A wire is very hard to reverse.

Impersonation. People may copy a loan officer's name, NMLS number, photo or website to look real. The only official contact points for Sinjo Thomas are the phone number, email addresses and websites shown on the About page: zerotokeys.com and card.thomashh.com. If a message comes from a different address, number or social account, treat it as unverified. You can confirm that a loan originator is licensed, and see their NMLS ID, at NMLS Consumer Access.

Phishing and scams. Do not click links or open attachments in unexpected messages, even if they look official. We will not ask for your Social Security number, bank login, passwords, card numbers or one-time codes by email, text, social media or WhatsApp. If you apply for a loan, personal and financial information goes only through the secure application link provided by C2 Financial Corporation. We do not ask for payment by gift card, cryptocurrency, payment app or cash. We will not message you first on social media or messaging apps to offer investments, loans you did not ask about, or "guaranteed" approvals.

Flyers in group chats. Rate flyers shared in WhatsApp or other groups are images with a caption. They never ask you to send money or personal information. If someone claiming to be us asks for either in a group or private message, do not respond.

This website. The calculators on this site run in your browser and do not collect the numbers you enter. This site does not ask for passwords, Social Security numbers or payment details.

If something looks wrong. Stop and contact us by phone using the number on the About page. If you sent money, call your bank immediately and ask them to recall the wire. Then report it to the FBI Internet Crime Complaint Center at ic3.gov and the Federal Trade Commission at reportfraud.ftc.gov. Acting within hours improves the chance of recovery.

Accuracy, availability and links

This site and its tools are provided "as is" and "as available." We work to keep the data accurate and current, but we do not guarantee it, and you should not rely on it as the only basis for a financial decision. For advice about your own situation, talk with a licensed loan officer. Data is retrieved and checked automatically each business day. If a check fails, the previous figures stay on the site and the "as of" date shows how old they are. The site may be unavailable at times. Links to other websites, including third-party rate indexes such as Mortgage News Daily, are provided for convenience only. We are not affiliated with, and do not endorse, those sites, we do not control or verify their content, and we are not responsible for it. Figures on third-party sites are not rates offered by C2 Financial Corporation or Sinjo Thomas.

Automation and AI

Rate figures are retrieved by software from the public sources above and tested by automated checks for freshness, plausible range and consistency before they are published. Software, not a person, assembles the daily summary text from those figures. Calculator results come from fixed formulas. No figure on this site is generated or estimated by an AI model.

The year-by-year market notes on the Rates page are written summaries of public statements and reports. Each note links to its source. They are updated from time to time, are not produced by the daily software, and can contain errors, so please check the linked source. They describe the setting at the time and are not predictions or advice.

Accessibility

We aim for this site to be usable with a keyboard and a screen reader and to meet widely used accessibility guidelines. If something is hard to use, contact us and we will help and fix it.

Trademarks and content

Freddie Mac, FRED and other names are the property of their owners and are used only to identify data sources. Site content is for personal and professional sharing with attribution to ZeroToKeys. Please do not alter rate figures or disclosures when sharing.
